Should I renovate or build from scratch?

If you’ve been in your home for twenty years or more, your tastes and your lifestyle have probably changed. Therefore, you may be ready for an update that reflects how you live today.

Before you decide, ask yourself these questions:

  1. Do you want to stay in your home during the renovation? If you need to move out, that’s going to be an added expense to consider in your budget.
  2. What’s the scope of your project? Do you want a complete overhaul or are you focusing on remodeling one or two rooms?
  3. Will you need to bring you home up to date with current codes? Building codes may have changed since you bought your home. If new or additional requirements are now in effect you may have the expense of bringing your home up to code.

Your location, your living situation, codes, and the scope of your project all affect your budget. Compare that with the cost of purchasing land and building from scratch and you’ll likely come up with the answer to your question.

What is cost plus vs. fixed fee?

When entering into an agreement to build or remodel a home, there are two types of construction contracts: Cost-plus or fixed fee.

A cost-plus contract means you are going to be invoiced for the actual cost of your home project (i.e., labor and materials) plus an additional fee designated as overhead and profit.

A fixed fee contract, as the name implies, is an agreement to build your home at a fixed price which includes all costs and profit.

There are advantages and dis-advantages to each approach. The fixed fee contract generally includes a large contingency factor to cover unseen costs in a project. This can artificially increase your costs. The contractor keeps any cost savings earned during construction.

The cost-plus contract is more transparent. As the owner you will see all the sub-contractor invoices, so you’ll know where they stand within your construction budget.
